What is PM Awas Yojana? The two parts in one table

Pradhan Mantri Awas Yojana has two separate schemes run by two different ministries. They have different rules, amounts, lists and portals. Mixing them up is the most common reason people look in the wrong place for their name.

PMAY Gramin in short

PMAY-G (प्रधानमंत्री आवास योजना ग्रामीण) replaced the old Indira Awaas Yojana from 1 April 2016. Phase 1 had a target of 2.95 crore houses up to 2023-24. On 9 August 2024 the Union Cabinet approved 2 crore more houses for 2024-25 to 2028-29. The overall aim is to help 4.95 crore rural households by March 2029.

As of 3 August 2026, according to news reports of a Rajya Sabha written reply, states had been given a target of 4.18 crore houses, 3.91 crore were sanctioned, 3.12 crore were completed and 79 lakh were under construction.

Key rules, from official sources:

• Minimum house size is 25 sq m, including a cooking area.
• Money is paid by DBT into an Aadhaar-linked bank or post office account, in installments tied to construction stages.
• Each stage is checked with a geo-tagged, time-stamped photo before the next installment.
• Beneficiaries also get 90 or 95 days of unskilled wage work under the rural employment guarantee scheme, and toilet support of Rs 12,000 under Swachh Bharat Mission (Gramin) or MGNREGS.

Installment amounts are set by each state, so there is no single national schedule. Ask your block office for your state’s stages.

PMAY Urban 2.0 (shahri) in short

PMAY-U 2.0 aims to help 1 crore urban poor and middle class families build, buy or rent a house over five years. It has four verticals, and a family can choose only one:

• BLC (Beneficiary Led Construction): help for EWS families to build on their own land.
• AHP (Affordable Housing in Partnership): help for EWS buyers of 30 to 45 sq m flats.
• ARH (Affordable Rental Housing): rental homes for working women, migrants, students and similar groups.
• ISS (Interest Subsidy Scheme): 4% subsidy on the first Rs 8 lakh of a home loan, up to Rs 1.80 lakh.

Income limits are: EWS up to Rs 3 lakh a year, LIG Rs 3 to 6 lakh, MIG Rs 6 to 9 lakh. The family must not own a pucca house anywhere in India. The older PMAY-U (2015) was extended to 30 September 2026 only to finish houses already sanctioned. Step by step help is on PMAY 2.0 apply online.

Who qualifies? A quick self check

Use this only as a rough guide. Final eligibility is always decided by officials.

Village families (Gramin): the scheme targets houseless households and those living in 0, 1 or 2 room houses with kutcha walls and roof. From 2024 the income limit in the exclusion rules was raised from Rs 10,000 to Rs 15,000 a month, and owning a two-wheeler, fridge or landline no longer excludes you, according to a Lok Sabha answer of December 2024.

Town families (Urban 2.0): annual household income up to Rs 9 lakh, no pucca house in any family member’s name in India, and no housing benefit from any government scheme in the last 20 years.

How to check the list and status

Most visitors want to know one thing: is my name in the pradhanmantri aawas yojana list, and has my money come? The route depends on the arm.

1. Decide if you are a rural (Gramin) or urban (Urban 2.0) applicant.
2. Gramin: open the PMAY-G reporting portal at rhreporting.nic.in. Look for the report section that lists beneficiaries village by village, and choose state, district, block and panchayat.
3. Gramin with a registration number: look for the beneficiary search, usually under Stakeholders, and enter the number.
4. Urban 2.0: open the Applicant Login page, enter Aadhaar number and name as per Aadhaar, and verify with the OTP sent to your own phone.
5. If the screen looks different, menus have changed. Ask the Gram Panchayat secretary, block office or city municipal office for help.

Third-party guides from September and October 2026 report that the PMAY-G portal may have moved from pmayg.nic.in to a new pmayg.dord.gov.in address. This is not confirmed by any official notice we could find, so check in your browser.

Can I apply online for pradhanmantri aawas yojana?

For towns, yes. PMAY-U 2.0 has an official form on the Apply for PMAY-U 2.0 page. You can also apply through a Common Service Centre or your city body.

For villages, no public online form exists on the PMAY-G portal. New rural households are added only through the Awaas+ 2024 survey, done in the AwaasPlus 2024 app by a registered surveyor or by self-survey, when the survey window is open in your state. Any website that offers a rural "online form" is misleading. Read Awaas Plus survey and app for details.

Stay safe: fees, fake apps and fake calls

• Do not pay any agent who promises a house, a name in the list or faster money. Rural payments go only by DBT to the beneficiary’s own account. MoHUA has said it has not authorised any private person to collect money for PMAY(U) benefits.
• Never share an OTP, Aadhaar number or bank details with unknown callers or WhatsApp contacts.
• Bhopal cyber police warned in November 2025, as reported, that fake APK files promising PM Awas installments can hack phones. Install the AwaasPlus 2024 app only from Google Play.
• Beware of fake websites and fake approval letters. Official urban pages are on pmaymis.gov.in.
• For cyber fraud, the national cyber helpline 1930 is widely reported.
