PMAY 2.0, full name Pradhan Mantri Awas Yojana Urban 2.0 (प्रधानमंत्री आवास योजना शहरी 2.0), is the second phase of the central government’s urban housing mission. It is run by the Ministry of Housing and Urban Affairs (MoHUA) with States, Union Territories and city bodies.
This page is an independent guide, not a government website. It explains what the scheme offers. If you are ready to fill the form, read our PMAY 2.0 apply online guide. If you live in a village, the rural scheme is different: see PMAY Gramin.
What PMAY Urban 2.0 is and when it started
The Prime Minister announced a new housing scheme for weaker sections and the middle class on 15 August 2023. The Union Cabinet approved PMAY-U 2.0 on 9 August 2024, and the Prime Minister launched it with its Operational Guidelines on 17 September 2024.
The official scheme period is five years from 1 September 2024. PIB describes it as running from 2024 to 2029. The Cabinet text sets these targets:
- Help 1 crore urban poor and middle-class families to build, buy or rent a house.
- Total investment of Rs 10 lakh crore, with government assistance of Rs 2.30 lakh crore.
- The Credit Risk Guarantee Fund corpus raised from Rs 1,000 crore to Rs 3,000 crore.
The scheme covers all Statutory Towns as per Census 2011, towns notified later, and areas inside notified planning areas and development authority limits. PMAY-U 2.0 is a Centrally Sponsored Scheme, except the Interest Subsidy Scheme, which is a Central Sector Scheme.
The four verticals of PMAY 2.0
A vertical is the type of help you choose. A family can pick only one. The official portal warns: “Once a vertical is selected, then it cannot be changed at later stage.” So read this table before you apply.
| Vertical | What it does | Who can use it | House size |
|---|---|---|---|
| BLC (Beneficiary Led Construction) | Money to build a new pucca house on your own land | EWS | 30 to 45 sqm |
| AHP (Affordable Housing in Partnership) | Help to buy a flat built by a public or private agency | EWS | 30 to 45 sqm carpet area |
| ARH (Affordable Rental Housing) | Rental homes for working women, industrial workers, migrants, homeless people, students and similar groups | EWS / LIG | Rental units |
| ISS (Interest Subsidy Scheme) | Interest subsidy on a home loan | EWS, LIG, MIG | Up to 120 sqm |
In AHP, buyers in private projects get Redeemable Housing Vouchers. ARH has two models: Model 1 converts existing government-funded vacant houses into rentals, and Model 2 is construct, operate and maintain by public or private agencies.
Note: “CLSS” (Credit Linked Subsidy Scheme) belonged to the old PMAY-U 1.0. In PMAY 2.0, the home loan option is called ISS.

| EWS (Economically Weaker Section) | Up to Rs 3 lakh | BLC, AHP, ARH, ISS |
| LIG (Lower Income Group) | Rs 3 lakh to Rs 6 lakh | ARH, ISS |

Other key rules: no family member should own a pucca house anywhere in India, and the family should not have taken a housing benefit under any central, state or UT scheme in the last 20 years. NRIs are not eligible. The full list, with documents and the Gramin rules side by side, is on our PMAY eligibility page.
How much help each vertical gives
For BLC and AHP, the Centre and State share the cost per house. The Cabinet text (9 August 2024) gives:
- North-Eastern States, Himachal Pradesh, Uttarakhand, UTs of J&K, Puducherry and Delhi: Centre Rs 2.25 lakh, State at least Rs 0.25 lakh.
- Other UTs: Centre Rs 2.50 lakh.
- Remaining States: Centre Rs 1.50 lakh, State at least Rs 1.00 lakh.
The beneficiary must put in at least 25% of the house or project cost. Under BLC, money is released in instalments in the ratio 40:40:20.
Under ISS, home loans up to Rs 25 lakh for houses worth up to Rs 35 lakh qualify. A 4% interest subsidy applies on the first Rs 8 lakh of the loan, for tenure up to 12 years. The maximum subsidy is Rs 1.80 lakh, released in 5 yearly instalments. Lenders (PLIs) must not charge a processing fee on loans up to the eligible amount. For a full breakdown of amounts and how to check payments, see PM Awas Yojana amount and installments.
Who gets priority and whose name goes on the house
The Operational Guidelines say the house should be in the name of the female head of the family, or jointly with the male head and his wife. A man’s name alone is used only when there is no adult woman in the family. Widowers, unmarried or separated persons and transgender persons get the house in their own name.
Priority goes to widows, single women, Persons with Disabilities, senior citizens, transgender persons, SC/ST, minorities and other weaker sections. There is special focus on Safai Karmis, PM SVANidhi street vendors, PM Vishwakarma artisans, Anganwadi workers, building and construction workers, and slum or chawl residents.
States may also set a residency cut-off date, so check with your city body (ULB).
PMAY-U 1.0 versus PMAY 2.0
Many people mix up the two phases. PMAY-U (often called 1.0) began on 25 June 2015 and had four verticals: BLC, AHP, ISSR and CLSS. Its period was extended several times only to finish houses already sanctioned, most recently to 30 September 2026 (PIB press note posted 16 September 2026). As of 14 October 2026, we found no source showing a further extension. New applications today go to PMAY 2.0.
As on 9 August 2026, PIB reported 1.25 crore houses sanctioned across both phases, with more than 1 crore completed and delivered.
Latest progress of PMAY Urban 2.0
PIB reported that as on 9 August 2026, 18.38 lakh houses were sanctioned under PMAY-U 2.0: BLC 14.40 lakh, AHP 2.48 lakh, ISS 1.36 lakh and ARH 13,046 units. According to news reports (Akashvani, 12 September 2026), the meeting of 10 September 2026 took the total to 18.77 lakh, with about 92% allotted to women.
The official portal home page, viewed on 14 October 2026, showed 18.78 lakh houses sanctioned and 5,206 cities and towns covered, but it gives no as-of date.

Frequently asked questions
What is PMAY 2.0 and is it different from PMAY Urban?
PMAY 2.0 is the second phase of Pradhan Mantri Awas Yojana Urban. It started on 1 September 2024 for five years. The first phase, PMAY-U 1.0, began in 2015 and was extended only to finish already sanctioned houses, up to 30 September 2026. New urban applications now go to PMAY 2.0 on the official Unified Web Portal.
What is the income limit for PM Awas Yojana Urban 2.0?
Annual household income must be up to Rs 9 lakh. EWS is up to Rs 3 lakh, LIG is Rs 3 lakh to Rs 6 lakh, and MIG is Rs 6 lakh to Rs 9 lakh. BLC and AHP are only for EWS families, ARH is for EWS and LIG, and the home loan interest subsidy (ISS) is open to all three groups.
How much money do you get under PMAY U 2.0?
Under BLC and AHP, assistance is up to Rs 2.5 lakh per house, shared by the Centre and the State. Under ISS, the interest subsidy is up to Rs 1.80 lakh, paid in 5 yearly instalments. The family must also contribute at least 25% of the house cost. Exact State shares differ by State.
Can I change my vertical after applying for PMAY 2.0?
No. The official portal says once a vertical is selected, it cannot be changed at a later stage. Decide carefully before you start the form: BLC if you own land, AHP to buy a flat, ARH for rental housing, or ISS for a home loan subsidy. If unsure, ask your Urban Local Body first.
Is pmay-urban.gov.in the official PMAY 2.0 website?
Official PMAY Urban pages are on two government domains: pmay-urban.gov.in, the mission website of MoHUA, and pmaymis.gov.in, which hosts the PMAY-U 2.0 Unified Web Portal where you apply and log in. Both end in .gov.in. Be careful with look-alike sites that ask for money or personal details.
How do I check PMAY 2.0 status?
Use the Applicant Login on the official Unified Web Portal. On the official site, the applicant types the Aadhaar number and name as on Aadhaar, then the OTP sent to your Aadhaar-linked mobile. Your submitted application then appears on screen. Our track application page explains each step and what to do if your status does not move.
