If you live in a town or city and want help to build, buy or rent a pucca house, the route is PMAY 2.0 apply online (पीएम आवास योजना 2.0 ऑनलाइन आवेदन) on the official Unified Web Portal. This guide follows the official citizen user manual dated 27 December 2024 and the portal menus as seen on 14 October 2026.
This is an independent guide. We do not take applications and never ask for your Aadhaar, OTP or bank details. To understand the scheme first, read PMAY Urban 2.0 explained. If you live in a village, the rural process is different: see PM Awas Yojana online apply for rural and urban families.
Before you start: three quick checks
The form’s own eligibility check will stop you if any of these apply, so check them first:
- Annual household income above Rs 9,00,000: not eligible.
- You or a family member owns a pucca house anywhere in India: not eligible.
- You took a housing benefit under any central, state or UT scheme in the past 20 years: not eligible.
Also decide your vertical in advance: BLC (build on own land), AHP (buy a flat), ARH (rental) or ISS (home loan subsidy). Once selected, the vertical cannot be changed later. The income bands and full rules are on our PMAY eligibility and documents page.
Documents to keep ready
| Applies to | Documents |
|---|---|
| Everyone | Aadhaar (or Aadhaar Virtual ID), mobile linked to Aadhaar, bank account number and IFSC, signed undertaking that you are eligible and do not own a pucca house |
| Married women | Husband’s Aadhaar |
| BLC | Proof of identity, proof of address, income certificate, land ownership documents, affidavit of not owning a pucca house |
| ISS | Aadhaar and PAN, proof of address, income certificate (self-certificate or affidavit of income is allowed) |
Upload sizes in the online form: the income certificate must be a PDF under 200 KB, and the BLC land document a PDF under 5 MB. Scan in black and white at a lower resolution if your file is too big.
हिंदी में सारांश
PMAY 2.0 (शहरी) के लिए आवेदन आधिकारिक यूनिफाइड वेब पोर्टल pmaymis.gov.in पर "Apply for PMAY-U 2.0" से होता है।
Step-by-step: PMAY 2.0 online application
- Open the official Unified Web Portal at pmaymis.gov.in/PMAYMIS2_2024 and look for “Apply for PMAY-U 2.0”.
- Read the instructions on the four verticals, income limits and carpet area. Choose one vertical.
- Keep documents ready and click “Proceed”.
- Answer the eligibility questions on income, house ownership and earlier housing benefits.
- Give consent for Aadhaar authentication. Type the Aadhaar number and the name exactly as printed on Aadhaar, then the OTP sent to the Aadhaar-linked mobile.
- Fill the Beneficiary Survey Form: personal details, family members, household details (upload income certificate), address, bank details and any earlier state or central scheme availed.
- In the address part: for BLC give the construction site and upload the land document; for AHP choose the project location; for ISS give home loan details, or if you have no loan yet, choose your state and five preferred lenders (PLIs).
- Tick the declaration and click “Final Save”. An Application ID is generated. Click “OK” for the acknowledgment and “Print” to keep a copy.
Portal labels can change. If a button looks different, look for similar words such as “Apply”, “Citizen” or “Applicant”. The direct instructions page is Apply for PMAY-U 2.0 (the official spelling in the address is “Eligiblity”).
What happens after you submit
For BLC and AHP, the acknowledgment goes to your Urban Local Body (ULB). For ISS, it goes to the lender (PLI). The official page states clearly that filling the form does not by itself entitle anyone to a house or subsidy. The State, ULB, Central Nodal Agency or PLI must verify eligibility first.
Write down your Application ID. You will need it, or your Aadhaar OTP, to follow progress. Our PMAY 2.0 track application guide shows how to use the Applicant Login. Money released after sanction is explained on PMAY amount and installments.
Apply offline: CSC or municipality
The official FAQ says you can also apply through a Common Service Centre (CSC) or your local Urban Local Body (nagar nigam, nagar palika). This helps if you do not have a smartphone or the OTP does not come.
The FAQ gives no current CSC fee or process details. An old MoHUA disclaimer mentioned a nominal CSC charge of Rs 25 plus tax, but that notice is old and may be outdated. Ask the centre to show the official rate, and take a printed acknowledgment with your Application ID.
PM Awas Yojana 2.0 form PDF download: is there one?
Many people search for a “PM Awas Yojana 2.0 form PDF download”. As of 14 October 2026, we found no official blank PDF application form for PMAY-U 2.0. The application is an online form on the Unified Web Portal. What the portal does offer is a user manual explaining the form, in English and Hindi, which you can read before applying.
Be careful with PDF “forms” shared on WhatsApp or sold by shops. They are not needed, and some ask for your Aadhaar and bank details for misuse.
Avoid fake PMAY websites and agents
- Official PMAY Urban pages are on pmaymis.gov.in and pmay-urban.gov.in. Check the address bar for .gov.in.
- MoHUA has said it has not authorised any private entity or person to collect money for PMAY(U) benefits, and that the city demand survey was free.
- Lenders must not charge a processing fee on ISS loans up to the eligible amount.
- Never share an OTP, Aadhaar or bank details with unknown callers, and never pay an agent who promises approval.
If something goes wrong, use the official numbers on our PMAY helpline page.

Can rural families use PMAY 2.0 apply online?
No. PMAY 2.0 on pmaymis.gov.in is only for urban areas. Rural families come under PMAY Gramin, which has no open public online application form.
