IAY Beneficiary: Indira Awaas Yojana to PMAY-G

A short history of Indira Awaas Yojana

According to the Assam Panchayat and Rural Development department and a PIB backgrounder (September 2021), rural housing moved through three stages:

1. June 1985: rural housing started as a sub-scheme of the Rural Landless Employment Guarantee Programme (RLEGP), mainly for SC/ST families and freed bonded labourers.
2. 1 January 1996: Indira Awaas Yojana became an independent scheme.
3. 1 April 2016: IAY was restructured into Pradhan Mantri Awaas Yojana Gramin (PMAY-G). The Prime Minister formally launched PMAY-G on 20 November 2016.

So when someone says “IAY ka ghar” (इंदिरा आवास का घर), they usually mean a house sanctioned before April 2016. Houses sanctioned after that date fall under PMAY-G, even if people in the village still call them Indira Awas.

IAY vs PMAY-G: what changed for families

The move to PMAY-G was more than a name change. The table uses figures from the CAG report on PMAY-G in Uttar Pradesh (Report No. 8 of 2025) and PIB documents of September 2021 and August 2024.

PMAY-G also adds 90 days (plains) or 95 days (difficult areas) of wage employment under the rural employment guarantee scheme, and Rs 12,000 for a toilet through Swachh Bharat Mission (Gramin) or MGNREGS. Installment sizes are set by each state; see our PMAY installment amount guide.

What happened to iay.nic.in?

Older IAY and PMAY-G pages were served from addresses such as iay.nic.in, pmayg.nic.in and awaassoft.nic.in. Several third-party guides published in September and October 2026 report that these no longer open and that the PMAY-G portal now runs on pmayg.dord.gov.in. We could not load either the old or the reported new pages, and we found no official notice of the move, so treat the new address as unconfirmed until you see it yourself.

The reporting portal at rhreporting.nic.in did load when we checked in October 2026. Its menus include Awaassoft, Data Entry, Report (with IAY reports), FTO Tracking, e-Payment and a Stakeholders menu with “IAY/PMAY-G Beneficiary”. How to search an IAY/PMAYG beneficiary record

Third-party guides describe the search like this. Menu names may differ, especially if the portal has moved; if a screen looks different, look for “Beneficiary” or “Stakeholders”.

1. Open rhreporting.nic.in and look for the Stakeholders menu.
2. Choose “IAY/PMAY-G Beneficiary”.
3. If you have a registration number, type it and submit. Some versions also ask for the first letters of the name.
4. If you do not have a number, use Advanced Search: select state, district, block, panchayat, scheme and financial year, then search by name, BPL number, account number, sanction order or father’s or husband’s name.
5. Open the result to see sanction details, installments paid and house status.

Guides say the scheme dropdown in Advanced Search includes IAY as well as PMAY-G, so older IAY sanctions can be searched. This is commonly listed online but we could not confirm it on the live page. IAY FTO and payment tracking

People also search “IAY FTO”. FTO means Fund Transfer Order, the electronic order behind each installment. The rhreporting menu has an “FTO Tracking” section and an “e-Payment” section. If an installment does not reach your account, first check the beneficiary record for installments paid, then speak to the Gram Panchayat secretary or BDO. Under PMAY-G, a geo-tagged, time-stamped photo of the house at each stage is uploaded to AwaasSoft before the next installment is released, so a missing stage photo can also delay money.

Old IAY house: can you get PMAY-G now?

Our sources do not give a specific rule for families who received an IAY house earlier. PMAY-G selection is from the SECC 2011 Permanent Wait List and Awaas+ surveys, targeting houseless families and those living in kutcha houses of 0, 1 or 2 rooms, then verified by the Gram Sabha. A family that already has a pucca house is not in that target group. If your IAY house was never completed, ask the block office about the status of that sanction. Avoid IAY list scams

• There is no fee to be included in PMAY-G, and no agent can buy you a place on the list.
• Download nothing from WhatsApp that claims to be an “Indira Awas list” app. Bhopal police warned in November 2025 that fake APK files can empty bank accounts.
• Never share your OTP, Aadhaar number or bank details with unknown callers. Beware of fake approval letters and fake websites.
• This site does not collect Aadhaar, registration numbers or any personal data.
