If you live in a village and your family has no house, or lives in a kutcha house, PMAY-G is the scheme that matters to you. People also call it pm awas gramin, pmay gramin or simply pmayg. It replaced the older Indira Awaas Yojana (IAY), which is why the official reports still say "IAY/PMAYG beneficiary".

This page explains the scheme itself: money, phases, selection and the portal. If you only want to find your name, go straight to the PM Awas Yojana Gramin list. This is an independent guide, not a government website, and we never ask for your registration number or Aadhaar.

PMAY-G phases and targets

PMAY-G came into effect on 1 April 2016 and was formally launched on 20 November 2016. It runs in two phases.

Phase Period Target Status (date)
Phase 1 2016-17 to 2023-24 2.95 crore houses All sanctioned, 2.69 crore completed (6 February 2025, Lok Sabha)
Phase 2 2024-25 to 2028-29 2 crore additional houses Approved by Cabinet on 9 August 2024
Overall Up to March 2029 4.95 crore households 3.91 crore sanctioned, 3.12 crore completed (3 August 2026, as reported)

The Phase 2 decision has a total outlay of Rs 3,06,137 crore, of which the Central share is Rs 2,05,856 crore and the State share Rs 1,00,281 crore. It also covers finishing about 35 lakh houses left incomplete from Phase 1 (as on 31 March 2024). Continuation beyond March 2026 was made subject to a NITI Aayog evaluation and re-appraisal.

According to news reports, on 28 May 2026 Union Minister Shivraj Singh Chouhan released Rs 10,021.42 crore to 12 states and asked them to finish pending 2024-25 and 2025-26 sanctions by 30 June 2026.

PMAY-G is not implemented in Delhi, Chandigarh and Puducherry, and Telangana has not implemented it since inception (Lok Sabha, August 2025).

How much money does PMAY-G give?

  • Unit assistance: Rs 1,20,000 in plain areas. Rs 1,30,000 in North Eastern states, Himachal Pradesh, Uttarakhand, Jammu and Kashmir, Ladakh, and in difficult areas and IAP districts.
  • Wage work: 90 person-days (plains) or 95 person-days (difficult areas and IAP districts) of unskilled wages under the rural employment guarantee scheme, on top of the unit assistance. PIB valued this at about Rs 18,000 in 2021.
  • Toilet: Rs 12,000 under Swachh Bharat Mission (Gramin) or through MGNREGS. A toilet is a required part of the house.
  • Optional loan: PIB says beneficiaries may take a loan of up to Rs 70,000 at a 3% reduced interest rate. How banks offer this today is not confirmed, so ask your bank.

The Centre and States share the cost 60:40 in plain areas. Under the old IAY the amount was only Rs 70,000 (plains) or Rs 75,000 (hilly areas). The Rs 1.30 lakh rate is not universal: it applies only to the areas listed above. Money is released in installments whose number and size are set by each state, so see PMAY installment amounts before believing any single "national" schedule.

Who gets a PMAY-G house and the waiting list

There is no first come, first served form. Selection follows official lists:

  • Permanent Wait List (PWL): built from SECC 2011 data and the finalised Awaas+ 2018 survey list. This is what people call the pmay g waiting list.
  • Who is targeted: houseless households and households in 0, 1 or 2 room houses with kutcha walls and kutcha roof.
  • Priority: houseless first, then by number of rooms. Deprivation scores favour households with no adult aged 16 to 59, female-headed homes with no adult male, no literate adult above 25, a disabled member with no able-bodied adult, and landless casual labour households.
  • Checks: three-stage validation through SECC 2011, the Gram Sabha and geo-tagging.

In 2024 the exclusion rules were relaxed. The income limit rose from Rs 10,000 to Rs 15,000 a month, and owning a two-wheeler, fishing boat, landline or fridge no longer excludes a family. As reported, exclusions that remain include a motorised three or four wheeler, a Kisan Credit Card limit of Rs 50,000 or more, a government employee or income tax payer in the family, and 2.5 acres or more of irrigated land. The exact official count of criteria could not be confirmed. Full detail is on PMAY eligibility.

Families left out can be surveyed in the Awaas+ 2024 app, only when the survey is open in their state. See Awaas Plus.

How a house is built and paid for

  1. The Gram Sabha verifies the priority list, and the district finalises it.
  2. A sanction order with a unique PMAY-G ID is generated in AwaasSoft.
  3. The first installment is paid by DBT into the beneficiary’s Aadhaar-linked bank or post office account.
  4. At each fixed stage, a geo-referenced, time-stamped photo of the house with the beneficiary is taken through AwaasApp and uploaded.
  5. The next installment is released only after the photo for that stage is accepted.
  6. The final installment follows completion with a toilet.

About 74% of sanctioned houses were owned solely or jointly by women as of November 2024, according to PIB. Block officials inspect about 10% of houses and district officials 2%, and a social audit is held in every Gram Panchayat at least once a year.

What is AwaasSoft?

AwaasSoft is the web-based transaction system behind PMAY-G. According to the CAG, it handles beneficiary registration, sanction orders with unique IDs and QR codes, and payment orders. It is used mainly by programme staff such as data entry operators and block officials.

Ordinary villagers do not need an AwaasSoft login. Citizens only read the public reports. No citizen login or online application form has been described in any official source we read. Read more on PMAY login.

pmayg.nic.in portal sections, and the reported address change

The PMAY-G reporting portal at rhreporting.nic.in carries the title "Pradhan Mantri Awaas Yojana-Gramin (PMAY-G), Ministry of Rural Development". Its main menus usually include:

  • Awaassoft and Data Entry: for officials.
  • Report: physical, financial, social, GIS, SECC, E-FMS, convergence, social audit and IAY reports.
  • FTO Tracking and e-Payment: payment tracking.
  • Stakeholders: including IAY/PMAY-G Beneficiary search.

Several third-party guides from September and October 2026 report that pmayg.nic.in, awaassoft.nic.in and iay.nic.in no longer open, and that the portal has moved to pmayg.dord.gov.in. We could not confirm this from any official notice. If one address does not open, try the other in your browser, and only trust addresses ending in .nic.in or .gov.in. Each report is explained on rhreporting.nic.in reports.

Common myths about PMAY-G

  • "Apply online at pmayg.nic.in": false. There is no public online form; only the Awaas+ survey route.
  • "Pay an agent to get a house": payments go only by DBT to the beneficiary. Bribery by middlemen has been reported in the press; report it.
  • "Install this APK to see the list": Bhopal police warned in November 2025, as reported, that fake APKs can hack phones. Use only the AwaasPlus 2024 app on Google Play.
  • Never share OTP, Aadhaar or bank details with unknown callers. Complaints can be filed on CPGRAMS.

Frequently asked questions

What is pmayg nic in?

pmayg.nic.in has been the address of the PMAY-G portal run for the Ministry of Rural Development, with reports and the AwaasSoft system. Third-party guides in late 2026 report a move to pmayg.dord.gov.in, which we could not confirm officially. The reporting site rhreporting.nic.in still opened when our fact sheet was compiled in October 2026.

How much money is given in pm awas gramin?

The unit assistance is Rs 1,20,000 in plain areas and Rs 1,30,000 in North Eastern and Himalayan states, Jammu and Kashmir, Ladakh, difficult areas and IAP districts. On top of this come 90 or 95 days of wage work and toilet support of Rs 12,000. Installment stages differ by state.

How do I check the pmay g waiting list?

The waiting list is the Permanent Wait List made from SECC 2011 and Awaas+ 2018 data. Village-wise beneficiary details are shown in the social audit reports on the PMAY-G reporting portal. Your Gram Panchayat secretary can also show the list approved by the Gram Sabha for your village.

Can I apply online for PMAY Gramin?

No. There is no open public online application on the PMAY-G portal. New rural households are added only through the Awaas+ 2024 survey in the AwaasPlus 2024 app, by self-survey or with a registered surveyor, and only while the survey window is open in your state. Sites offering a rural online form are misleading.

What does IAY/PMAYG beneficiary mean?

It is the name of the beneficiary search on the PMAY-G reporting portal, usually under the Stakeholders menu. It covers both old Indira Awaas Yojana beneficiaries and PMAY-G beneficiaries, because IAY was restructured into PMAY-G from 1 April 2016. You can search with a registration number or use advanced search.

Who is not eligible for PMAY-G?

As reported, families are excluded if they own a motorised three or four wheeler, have a Kisan Credit Card limit of Rs 50,000 or more, have a government employee or income tax payer, earn above Rs 15,000 a month, or own 2.5 acres or more of irrigated land. Confirm the current list with your block office.
